Management fee structure

Cozy Lab charges a management commission based on total rental income, depending on property type and the level of service required.

Furnished property management

From ~15% management fee — for properties that are already furnished, fully equipped and do not require setup work.

Cozy Lab handles all day-to-day operations, including pricing, listing management, guest communication and payout reporting.

Full management service

Around 18%–20% management fee — for owners who prefer a completely hands-off experience from day one.

This includes furniture setup, styling, professional photography, full guest operations, and ongoing property care.

Management fees are typically deducted from platform payouts, and owners receive clear statements with each payout period.
